Columbia Rising Apartments

Following a significant fire, this multifamily apartment building was reduced to its existing concrete slab foundation. Our team was selected to lead the complete reconstruction of the property, transforming the damaged structure into eight fully modernized apartment homes while navigating the unique challenges of rebuilding on an existing site.

The project began with extensive demolition and slab modifications, including precision saw-cutting to install new plumbing, mechanical, and utility systems. Existing site conditions were reworked to comply with current building codes, ADA accessibility requirements, and modern construction standards.

Working closely with the project architects, engineers, city officials, and inspectors, we coordinated complex code upgrades that included integrating a new fire sprinkler system, redesigning mechanical systems, and overcoming the many challenges associated with bringing an older property into full compliance with today's regulations.

From the slab up, all eight apartment units were completely rebuilt using higher-quality materials and finishes than the original construction. Every unit received new framing, roofing, exterior finishes, insulation, mechanical, electrical, plumbing, flooring, cabinetry, fixtures, and interior finishes—creating durable, modern living spaces built to serve residents for years to come.

This project showcases our ability to successfully manage complex commercial renovations, coordinate with multiple stakeholders, solve challenging code and design issues, and deliver a finished product that exceeds the quality of traditional multifamily construction.
